Staff Report Islamabad: Federal Government Employees Housing Foundation (FGEHF) will hold collective balloting for 1148 apartments, in the posh Lifestyle Residencia.

Out of 1148 apartments, grey structure of 680 apartments is almost complete while a block of 468 apartments is under construction. As soon as civil work on the remaining apartments gets into small tangible shape, balloting for the entire lot of 1148 apartments will be held collectively, said Minister for Housing and Works, Abdul Wasay on Thursday told National Assembly.

Lifestyle Residency Project, a joint venture of a private company, FGEHF and private companies EHFPRO, and Progressive Motels & Resorts, was launched in July 2016. The construction work on the project formally started in September 2017, with expected completion timeline by middle of year 2021.

Without giving any completion date of housing project Lifestyle residencia, the Minister for Housing and Works cleared that allotees would not be able to get any compensations.

"Every member had agreed to the terms and conditions of the Project, wherein it was clearly mentioned vide Para 10 of the Provisional Offer Letter (POL) that “In case of any delay in handing over possession of apartment on account of unavoidable unforeseen circumstances, the allottee shall NOT be entitled to claim compensation from EHFPRO", Minister said.

he clarified that no member ever made full payment till 2015, as the Payment Schedule concluded on 31st March, 2021.

He said the project was delayed due to multiple reasons, including delay in issuance of various NOCs and approvals of Building Plans by CDA, and work-restrictions imposed during COVID-19 pandemic.

He said due to increasing prices of construction materials, the overall cost of the project rose abnormally, the project was further delayed.

He said a total of 1148 apartments of category, "C" are planned for construction but the balloting for category, "C‟ apartments has yet to take place.

Minister said, despite the challenges, government was putting all efforts to generate additional funds through alternative means and complete the infrastructure including, electricity / gas connections, water supply and sewerage systems at the earliest and hand over possession of apartments to the members as soon as possible.
